Setting up property viewings can be stressful, but we have compiled a list of 4 essential tips for maximising your property viewings, helping you navigate the process with confidence.

  1. Get your Mortgage Pre-Approved

Make it a priority to obtain a mortgage Agreement in Principle (AIP) to demonstrate your financial readiness to estate agents. It is relatively easy to do online or speak to your bank/mortgage advisor about how much money you are able to borrow before you start viewing.

This step streamlines the buying process and positions you as a serious buyer, ready to make offers promptly.

  1. Ask Questions

For most people the “perfect property” doesn’t exist and finding somewhere to call home is about deciding what you need, what you want, and what you can live without.

Compiling a list of pre-set questions will help to guide your property viewings. By clarifying your needs, wants, and deal-breakers upfront, you can efficiently assess each property's suitability. Addressing crucial aspects such as parking, service charges, and neighbours early on helps eliminate unsuitable options. Here are 8 questions you must ask on a viewing.

  1. Take Photos and Videos

As much as it’s an agents job to get good pictures and provide floor plans with measurements – this isn’t always the case and sometimes when you get to a property it’s not how you had imagined. Ask the agent if you can take photos or make a video on your phone so you’re able to jog your memory after you’ve left and are wondering if your sofa will fit in that gap!

  1. Give Honest, Unfiltered Feedback

Most viewing’s for one reason or another won’t result in an agreed sale, and that's perfectly normal. Agents are used to this and as a buyer it’s good to get in the door of as many potentially suitable properties as possible to help you understand the market better. With that said, by being open and honest with the agent about your criteria and what you did or didn’t like gives useful ammunition for them to feedback to the seller and you greatly improve the chances of them being able to help you in the future if they understand what you are actually looking for.
