What’s the best way to book a viewing?

When you see a property you like with us, please send a viewing request. If you’re not registered already, you will receive a registration email with the basic details we require from you, so we can match the right person to the right property. Please fill this out. Those that are filled out are dealt with first.

What are your requirements to let?

The majority of landlords require a minimum guaranteed income of 2.5X the annual rent of the property. This is for a number of reasons, mainly insurance and mortgage terms. This is a long standing government recommended affordability calculator. More recently many landlords have looked to increase this amount due to increased costs of living to ensure their tenants can consistently afford the ongoing rent. Our reference agent, and Right to Rent regulation means we need to physically see you with a copy of your Passport, conduct a credit check and take references for previous landlords and employers.

How do I make an offer?

The best advice is to be as honest as possible, don’t feel like you should tell us what we want to hear. Our ideal is we get information in writing from you, and we’ll be happy to specify what we need for the landlord (which can vary) but generally we want to know:

  • Who are you?
  • Do you have a family?
  • Do you have Pets?
  • When do you want to move?
  • How long do you plan to stay at the property and why?
  • What is your rental and credit history?

Something personal about you about why you really want to be at that property? – landlord’s (and we) love to hear why you like something, and can often identify the right tenant to match a landlord when we really get to know someone!

What are the timescales for renting?

Generally a property will be advertised to rent 6 to 8 weeks in advance of it being available. If a property is vacant and ready to go, you view it and want it, generally, all things working out (referencing etc), we can have you moved in within a week.

Can I rent with pets?

The short answer is Yes! We absolutely encourage our property owners to consider pets. It is also presumed a property will accept pets unless it is reasonable to deny it. – So if you have 6 dogs and you’re looking to rent a top floor studio, then the landlord and agent are well within their rights to refuse you a tenancy!

What are the fees and deposit?

Our deposits are fixed at the equivalent of 5 weeks rent, held within the DPS. We do not offer a Zero deposit scheme at this point as we have our doubts to their validity within the tenant fee ban, and their value to either the landlord or the tenant. We also do not make a charge to the tenant for referencing or contribution towards the check in or check out.
