What is OIEO?

OIEO stands for ‘offers in excess of’. This is a technique often used to price a property a little lower than market value in order to attract extra buyers. In a declining market this is not the best way to market. In a climbing market, when done right it can be very effective.

What do I need to have to market my home?

You will need an energy performance certificate (Circa £100) that is in date (valid for 10 years). You’ll need an ID for all people that own the property. Then select a knowledgeable and trusted estate agent.

Do I need a for sale board?

No, but it does help. It helps with interest and helps viewers locate the property; especially when viewing in the dark. It is always up to the seller though.

What happens with my mortgage?

If you are still in a fixed term then you could have a redemption penalty to pay if you complete inside the term. If you are upsizing you could port your mortgage to another house. If you are on a variable rate then you would likely complete the sale and get a new fixed term mortgage on your next home. Always talk to a trusted mortgage adviser for advice.

What is ‘The Chain’?

Everyone enters a chain when selling or buying a property. The question is how long is the chain? In estate agency terms the chain is the property link between the buyer at the lowest link (normally a first time buyer or investor) and the link at the top of the chain (normally a new home or a vacant property on completion). So if you are a seller in the middle, also buying a house that will be vacant on completion, then that forms two links of a chain. Your buyer when you agree a sale price then forms the third link. Meaning the chain is complete (close at the top and bottom) and is a total of three different people involved.

Do I have to do the viewings or will the estate agent?

Ok; time to get a little controversial. The answer is that the estate agent should do all the viewings, it is after all part of what you are paying them to do. However, if you choose a cheap online agent or a corporate style estate agent then you could be asked to do your own viewings.
