The Sellers View
This is a brilliant home. It’s warm in the winter and cool in the summer, with open garden space and lovely neighbours. It’s been host to excellent memories and also kept its occupant sane through the tough times of the early 2020s. If you’re looking for somewhere safe and cosy, with great choices in regard amenities nearby… this really is a perfect choice!

The house is incredibly handy for walking into Reading itself, while also being a great starting point for walks up the Kennet (or down it to the Oracle). And you couldn’t ask to be closer to a good school. Being a 5 minute walk from Wagamama, Five Guys and the Vue cinema is awesome, even if it requires some self-control to not always eat out! It’s also great for hosting small get togethers, especially as it’s a brilliant stopping-off place for people coming into or out of town – this is also true for people coming from further afield, as it’s a good layover for friends travelling through or to Reading (especially for the Reading Festival).

The recent renovations include completely replastering and decorating the downstairs, and there is a new kitchen and bathroom too. Fibre internet has been installed too, and the electrics entirely replaced and updated, including all lighting. These changes all mean it is ready for a new owner to stamp their identity on… it’s not huge, but it’s got a lot of heart! A lot of the initial character is still there, with the original (refurbished) floorboards and occasional creaks of an older home. There’s even a stack of the original hundred-year-old kitchen floor tiles in the garden, if you want to reuse them!

The Agents View
I love the layout of this traditional two bedroom Victorian home that we see quite often in our local market, but what really sets it apart is the love and care its current owner has given it. Making this home a great first time or investment purchase. The owner has covered most of the recent refurbishments above, but its also worth knowing he has recently replaced the flat roof on the rear extension and he has completed damp proofing where originally the property wouldn't of had it.

The ground floor layout sees the living room to the front of the home. This also houses a small porch for the front door, giving the feeling you aren't walking directly into the reception space from outside. The Area View
This property couldn't be any better located for access to Reading town centre. The Oracle is a 0.4 mile walk along the River Kennet and Reading train station is a 0.8 mile walk. Reading hosts an abundance of shops, cafes, bars and restaurants, so there is literally something for everyone. Although you are this close, you wouldn't know it as Wolseley Street provides peace and quiet, while having hustle and bustle on your door step. There are also many out of town shopping facilites, such as Reading Gate Retail Park and the supermarkets Tesco, Lidl and Asda which are all within a 10 minute drive or less, so you don't have to go far to get your weekly shop done!

If having good schools nearby is a must have, Coley Primary School and Nursery is literally the other side of the road, making school runs an absolute doddle. Also it ranked as "Good" on its last Ofsted report.
