So you're on the market and mentally prepared to move home, but for some reason you've had no luck or offers... so should you change estate agent?

In this short video, Dan explains why and how you should dump your estate agent and find yourself a new one .

Here's a breakdown of Dan's insights on whether you should change estate agent:

  • Crucial First Four Weeks: Understand the significance of the initial four weeks on the market. If your property isn't gaining sufficient interest or offers during this period, it's time for a reassessment.
  • Assess amount of viewings and Feedback: Monitor amount of viewings and the quality of feedback received. If feedback regularly fails to translate into offers, it's a sign to reconsider your agent.
  • Navigating Price Reductions: After the initial period, if your property remains unsold, your agent might suggest lowering the price. Avoid falling into a cycle of reducing your price by assessing whether your property was priced correctly from the start.
  • Review Agent's Plan: Evaluate your current agent's strategy. Are they proactive in exploring new marketing avenues or engaging with potential buyers? If not, it might be time for a change.
  • Recognising Stagnation Signs: Be alert to signs of stagnation, such as lack of communication, feedback, and/or pressure to reduce the price. These indicate it's time for a fresh approach.
  • Switching Agents Strategically: Changing agents is straightforward, but ensure you review your existing contract. Look for an agent who offers innovative strategies and ensure you have a clear exit plan to avoid dual fees.

By recognising these signs and taking proactive steps, you can revitalise your selling strategy and achieve success in the competitive UK property market.
