Here are 6 top tips to help you make up your mind 🏡

1.      Always get 3 agents to value your home, so that you can compare valuations and services, believe me, all agents aren’t the same!

2.      Ask what websites they advertise on. Ensure they will advertise your home on at least the biggest two, Rightmove & Zoopla

3.      Professional photos and an engaging description, check out their website, what are the quality of the photos like, we don’t want to see wheelie bins or cars on the drive! Cluttered kitchens & bathrooms! Have they written an engaging description targeted at the typical market audience for your home? You only have 300 characters to capture a buyer’s imagination.

4.      Who is actually selling your home? This may seem like a silly question, but the person who values your home will be the agent’s best person, the likelihood is you will never see them again, ask them who will be conducting the viewings, do they do viewings 7 days a week including evenings? Having an experienced agent who deals with your sale from start to finish is proven to get you the best price.

5.      Digital marketing - Ask them what their digital market strategy is. We would expect a bespoke social media campaign and a presenter-led video tailored for your property. We are now seeing twice as much engagement on social media than Rightmove and Zoopla.

6.      The Price, to get the best price for your home it needs to sell typically within 9 to 14 days (Rightmove stats), any time after that and you are very likely to get less for your home. Some agents have an advertising price which is higher to gain your instruction. Ask them what the selling price is, this is the important one. They should be able to show you recent comparable properties that have sold. This is so important in getting you the best price.
