The Sellers View... - What really appealed to us about this home was the sheer size and flexibility of the property, whilst also having lots of kerb appeal. The views over the green to the front, along with dual aspect windows to almost every room really makes the most of the setting. There is plenty of storage for a family of 5 and additional work from home space for each of us. The high ceilings make the home feel really spacious and we often receive many compliments from people when they visit for the first time. We completely refitted the kitchen 4 years ago to provide an amazing open plan kitchen, dining, family room with space for a 10 seater dining table and state of the art appliances including two Wi-Fi enabled, pyrolytic cleaning ovens, a Perrin and Rowe Boiling Water tap and near silent dishwasher with projection function and electric door release. This really makes the most of an amazing entertaining space and we also fitted it with underfloor heating as well as vertical radiators. Having an additional large sitting room on the first floor allows for more than one entertaining area and can be a lovely room to relax in and has floor to ceiling glass providing beautiful views over the green. The Brand new Worcester Bosch boiler fitted August 2021 will serve the house well for many years to come. Each of the bathrooms has under floor heating and a full size bath as well as a shower. The children can’t always decide which bath to use! The additional separate studio apartment, which was purpose built when the house was brand new, includes an en-suite shower room with under floor heating as well as a fully fitted kitchen and washing machine, providing the flexibility of an additional income from rental, a completely separate office space from the house to run a business or a games room for older teenagers.

The development has a lovely community feel and our children have grown up here. We have always felt safe, and the children have enjoyed the freedom of the green areas outside. There is a lovely park here, along with a BMX track 5 minutes walk away. It’s so nice to be able to walk from your front door and have the benefit of walks along the River Lodden, a 5 minute walk to Maiden Place where you can find Sainsbury’s and a fantastic Chinese and Indian Restaurant. Our children attended the local Primary school and thoroughly enjoyed every minute of it.

The Agents View... - There isn't anything you need to do in this home, just move in and put your bags down. The space offered on every floor is superb. You start with the kitchen, which has underfloor heating, floor-to-ceiling fridge and freezer, self-cleaning ovens and instant hot tap. The lounge had a huge bay window allowing the light to flow through and each bedroom is a superb size. The master bedroom has walk thorough dressing area into the en suite. The Area View... - The Manor development is built just off Lower Earley way and it is not a through road, making this a very private spot but still with everything easily accessible.
You have Winnersh or Earley train lines not too far and access out to the A329M and M4 just a short distance, you will find a small footpath that takes you out to the main bus links into Reading and also plenty of local shops, restaurants and a pub. You are in the catchment for the best schools, making it perfect for familiys.
Everything is close by but as you drive into the development there is a lovely park and green area, which link onto various local walks and bike tracks, so you really have the best of both worlds with this purchase.
