VENDOR'S VIEW:
This property has made a great home in a lovely area for me and it is only because of work that I am relocating further afield. Built to a high spec there is more room than you first think when approaching the property. I really enjoy the open plan living downstairs enabling me to entertain at the same time as preparing. The kitchen is really well laid out and all the built in appliances are top quality as you would expect including the Induction hob. The underfloor heating is complimented with gas central heating upstairs. The utility cupboard is really useful as a separate area to store the washing machine and tumble drier. Opening up the Bi-fold doors in the summer is fantastic and really lets the outside in. Being the last house in the cul de sac means there is no passing traffic and the house sides onto the golf course with the lakes around the corner.
AGENT'S VIEW:
This property is beautifully presented throughout. Downstairs can be found a guest cloakroom, utility cupboard which is geared up to store the washing machine and tumble drier thus freeing up space in the kitchen. The lounge, dining area and kitchen make a really good sociable space. There are bi-fold doors which open onto the enclosed rear garden. I particularly like the wooden flooring with the underfloor heating. The kitchen has modern appliances and great work spaces. The induction hob is complimented by the ovens and there is a fridge/freezer. The property has three bedrooms upstairs with two being excellent sized doubles and a decent size third bedroom. The master also has an en-suite shower room. The family bathroom not only contains a full sized bath but also has a fantastic walk in shower. The bathrooms also have underfloor heating with there being gas centrally heated radiators in the bedrooms. This wonderful family home also benefits from two allocated parking spaces to the front of the property off the street.
AREA VIEW:
Yateley is a small town which is lucky to have many areas of lovely residential homes and green spaces. This property is located in one such area. It is on the edge of The Blackwater Valley golf course (nine holes and open to the public), is on the edge of the lakes for great walks and runs. Up the road you will find Yateley Green, a large spacious area which houses the town council offices and the annual fete as well as the tennis courts and Bowls club. The Sean Devereux Park is close by where you will find the local football and cricket clubs as well as Bistro 19 and driving range. Yateley itself is a 15 to 20 min walk or a 5 minute drive and here you will find the local shops, pubs and garages. Waitrose is across the Green. Eversley is in the other direction where you will find a host of decent gastro pubs and the small local shop. Education wise there is Yateley Secondary School and sixth form and a host of primary and junior schools as well as two private schools. Lakes, woods and The Common means that Yateley is pretty much surrounded by protected countryside. Access to the M3 and M4 is easy and Yateley also benefits from being within reach of several mainline stations which will take you into London Waterloo or in the other direction to Basingstoke.
