The first time we viewed Christmas Cottage was on a cold dark evening, yet the moment we stepped inside it felt warm, cosy and welcoming. It was love at first sight! Then coming back a few days later we fell in love all over again, particularly with the great sized garden. At that time it was just the two of us, recently married, and since then the house has adapted beautifully to accommodate our growing family of four, plus pets! Over the years we have made the house into our well-loved home and updated the rooms in keeping with the traditional cottage feel. There is nothing nicer than cuddling up together on the sofa in front of the log burner watching a good film. Or during the summer, flinging open the french doors and spending all day in the garden which gets plenty of sun, right into the evening for a BBQ and drinks. The road is bumpy and there is only one street light, but combined with being located at the end of the road means minimal passing traffic or noise. We have enjoyed local walks or cycle rides around Horseshoe Lake, Ambarrow Court, Sandhurst Memorial Park and Wildmoor Heath. We have also frequented Jakes Playbarn & Farm with the children as well as local pubs for the occasional meal out (Bird in Hand is of worthy mention). It’s a very short walk for us to nursery with the primary school right next door. The local shops and train station are a ten minute stroll and you can get to Guildford, Reading and the main line to London Waterloo easily. If you are concerned about the train line behind the house – don’t worry, we were too – but there are two trains every hour which if you do even notice from inside, are at most a dull rumble due to being down the bank. The main reason for moving on is my new job which is two hours away and with our youngest being 4 months old, staying away from the family is hard for us all. We have enjoyed living here and have made many friends along the road, but it is now time for us to move on to our next adventure, so you can begin yours here in Christmas Cottage.

It's not very often you walk into a house and immediately feel warm and welcomed, but with this beautiful character home you get just that! Our sellers here really have done a superb job right the way through since they purchased it in need of some love in 2018. As you can see this home has great space both upstairs and downstairs but still retains is character charm. At the side, the house has been extended giving you an entrance porchway and a downstairs cloakroom opening into a snug living room complete with a log burner. The back of the home gives you a separate dining room and a fantastic, refitted kitchen with the bonus of a utility room too. As you can see there is the opportunity to potentially remove the wall and open these two rooms to create an open plan kitchen dining space if you wanted to long term.
Upstairs you have three good size bedrooms with a recently refitted family bathroom which has been finished beautifully, however it is master bedroom with its own refitted, en suite shower room that is our personal favourite and you can see why, the finish is again superb and the feature fireplace really gives it a homely feel.
Outside you have driveway parking comfortably for three cars coupled with a garage, but garden really is something else. It's an excellent size but more importantly it's not overlooked.
Just what a great spot this house is in, you can see why our sellers have really enjoyed living here. If you are looking for a charming family home in a great location and ready to move straight into, then this really is not one to miss out on, we can't wait to show you around!

Area Comment...
This house is in a great location for so many reasons. Tucked away at the back of the private road you rarely see many other cars go past but that's because you are just a few minutes from lots of local amenities. There is a parade of shops a short walk away for those everyday essentials, but you also have the likes of the Sandhurst high street just a few minutes further on from there with a great choice of shops and local business.
The home sits within many popular school catchments but is only a few minutes walk from both St. Michael's and NewScotland Hill Primary Schools. Within a few minutes drive you are at the popular Camberley Meadows where you have choice of both Tesco and M&S superstores. If you like the idea of having green space to walk around, then this is perfect as both Ambarrow woods and Horse Shoe lake are just around the corner from your door. If you are commuting there are great links to both the M3 and M4 whilst Sandhurst Train Station is only a short 10 minute walk away.
