The Sellers View...
I bought the ‘happy flat’ from my sister about 12 years ago. It was her first home and was also mine. It’s the perfect first home and is being sold as I’m entering a new chapter with my partner. The flat is top floor which benefits from the larger balcony which gets the sun in the morning and it’s nice on a summers day enjoying breakfast outside as the balcony can fit a table and two chairs. I had a new kitchen fitted in February which utilises the space to a maximum with plenty of storage with slow closing doors with fresh modern look and feel (the old one was very dated!). The double doors from the lounge open onto the balcony and the room is spacious enough to have a table to, more of a lounge/diner. Or over more recent times somewhere to work!
The double wardrobe in the bedroom is a great size, but doesn’t take away from the really good sized bedroom and being a women I have plenty of clothes and shoes and the space works perfectly. I’ve also had part of the loft borded with lighting which allows for all the larger not often used items to be stored giving you even more space within the main property. I bought an extendible ladder which is perfect for what you need and stores nicely in the airing cupboard in the bathroom. It’s a really secure property with gated entrance and a nice lock-up and leave which is perfect if you travel or live on your own and I’ve always felt very safe with nice friendly neighbours.
In recent years I also upgrading the old fashioned economy 7 heating to new storage heater which are thermostat driven and also smart meter installed to so you can see what you’re spending. Now you may be asking why it’s called the ‘happy flat’, it’s because it been a happy home that both myself and my sister have owned and I hope that whoever buys this I’ll be their ‘happy flat’ and be loved as much as it has been by myself and my sister.

The Estate Agents View...
This is by far the best one bedroom apartment to come onto this market this year in this price range. Gated access stops any possible commuters parking in your space and from your balcony you'll be able to let your friends & family through the gate with your key fob. There is only 6 flats in this block and the communal area's are very quiet and clean. At the beginning of the year the owner installed a brand new kitchen from Wren which looks beautiful. The balcony is almost double the size of every other in the development and has plenty of room for an outside table and chairs. There is plenty of storage with build in wardrobes in the master bedroom, the loft has also been boarded to give you the extra space you might need.

The Area View...
This apartment is on the edge of Maidenhead Town Centre and is only a 4 minute walk away from Maidenheads new Crossrail Station which links Maidenhead through London Paddington to Abbey Wood. Maidenhead Town Centre is in the middle of a redevelopment at the moment but phase 1 down by Waterside Quatre is nearly complete. Please check the RBWM website for more information about the other phases which are currently being built! Access to the A404 is only a 5 minute drive away which can either link to you to the M4 or M40 Motorways making this flat super convenient for commuters.
