IMPORTANT UPDATES – NOTICE PERIOD CHANGES AS OF 1ST AUGUST 2021

Further changes have been made to notice periods as of the 1st August 2021. The notice period will be reduced to just two months’ notice for any cases with less than four months rent arrears and any notice period for arrears of more than four months remaining at four weeks.

The guidelines are ever changing due to covid-19 and I will ensure we keep you up to date via our regular blog posts & our social media pages @TheLandlordPage you can also find all relevant information on gov.uk website.

The notice period for ‘’serious arrears’’ is four weeks’ notice, with ‘’serious arrears’’ defined as four or more months of unpaid rent.

For all other cases they are expected to remain at 4 months’ notice until the 30th September 2021 where it will reduce to two months’ notice. The courts will continue to priorities more serious cases and the notice periods will remain lower:

-    Domestic abuse (2 – 4 weeks’ notice)
-    Anti-social behaviour (up to 4 weeks’ notice)
-    Breach of immigration rules ‘Right to Rent’ (2 weeks’ notice)
-    False statement (2 – 4 weeks’ notice)
-    Over 4 Months accumulated rent arrears (4 weeks’ notice)
-    Death to a tenant (2 months’ notice)
