My First Sale

I have probably sold hundreds of properties in my ten years working in High Wycombe. To sell my first one for myself though, well it is a really proud moment for me.

How it happened is something that I wanted to share. I think it shows how the modern estate agent should work in Bucks, and how marketing has evolved. I also think if you are listing with an old fashioned ‘high street’ company in the High Wycombe area, you’re potentially missing out.

The property that has sold, a two bedroom apartment. What’s worth mentioning is, that on average in the High Wycombe area there are always around x 50, two bedroom apartments on the market at any one time.

First of all, how do you make a property stand out. That’s where the marketing makes a big difference. The video tour of the area first, then the property - showing the buyers ‘why’ they should want to come a view this one, above all the others.

The marketing attracted the initial interest from a first time buyer. They wanted to come and view the property at 9am on a Monday morning. Now, the old fashioned estate agent at this time of day is sitting down having a meeting, trying to get feedback from the last two or three days of viewings - they would have missed this buyer.

So a couple of viewings later, having answered all the questions, then negotiating an offer, the property is now Sold Subject To Contract.

I made the property stand out, arranged viewings and accompanied them myself, answered any questions and agreed a sale. Since then, I’ve also sent out sales letters and booked the mortgage valuation. One point of contact for my seller, one point of contact for my buyer.

I’ll also mention, the property had been marketed by another High Wycombe agent who missed out. Now, was that just luck on my part or is it because of the modern and flexible approach by Avocado Property Bucks…
